#1.  Always get multiple estimates, even if all the toilets are clogged haste can cost much more than waste.  These estimates must be detailed, exact and in writing signed by the contractor.

#2.  Get several references from the contractor’s previous clients to make sure they are responsible workers and that thee previous clients had a good experience with him.

#3.  Make sure your contractor has a business address and telephone number.

#4.  Make sure you enter into a written contract with your contractor that specifically outlines the time frame with penalties for non-compliance.

#5.  Make sure your contractor gets building permits and that you get a copy of them.  You may need them many times for various reasons down the road.

#6.  Make sure your contractor is the person responsible for his employees including social security, unions, etc.  This means you hire the contractor and he hires his own employees.

#7.  If you want to be able to reduce your capital gains tax when you sell you will want to get legal facturas from your contractor which means you will pay IVA tax.  A simple receipt will not always be sufficient to protect you.
