Every city has its most popular and favorite neighborhoods and Puerto Vallarta is no exception. The Best neighborhoods don’t necessarily have to be the most expensive or the ones with the largest estate properties. Some favorite areas can be popular because they are convenient or located near things that can be more accessible than from other areas. I have come up with a Top 6 list that may be helpful if you are trying to decide which neighborhood might be best for you in Puerto Vallarta.
Conchas Chinas – Located on the south side of downtown Puerto Vallarta running from Conchas Chinas beach up to the top of the mountain lies what is often referred to as the “Beverly Hills” of Puerto Vallarta. The “Colonos of Conchas Chinas” has a very well organized neighborhood homeowners association with a very active board or directors. An active board means they are giving the neighborhood a cleaner, more organized look and feel while watching the building codes and urban development. The private streets, public beach, quaint neighborhood fountains, street lighting, and common areas are all taken care of by the homeowner association’s employees. It is one of the most organized homeowner’s associations within the Puerto Vallarta city limits and has non-obligatory association dues that help keep the neighborhood in shape. Many of Puerto Vallarta’s largest estate properties are located in Conchas Chinas, Real de Conchas Chinas, and surrounding enclaves which enjoy incredible views and is just a few minutes drive to downtown.

Amapas – Conchas China’s neighbor to the north is Amapas and what makes Amapas special are the beautiful newer homes and condominium developments that have been built in the last ten years offering some world class options for modern living. Amapas had remained an undeveloped zone closer to downtown until recently and now many beautiful properties are found within the lush jungle mountainside that offers residents gorgeous views of the Bay of Banderas and lights of downtown. Recently organized Amapas has it’s own homeowners association that is growing in strength and has already begun to make a big difference in the area by working with the city on issues like urban planning and development.

Olas Altas and the Romantic Zone – A treasure for Puerto Vallarta has always been the area along Playa de Los Muertos with a beautiful beach for swimming and the quaint cobblestone neighborhood feel of the neighborhood. The Romantic Zone offers much for those who want to be able to walk to everything and live near everything. Restaurants, including some very gourmet options, quaint Shops, Discos, and cozy coffee houses are just a few of the local attractions. Of course the beachfront restaurants and beach clubs are wonderful for candle light dining at your doorstep. The Malecon runs the length of the Romantic Zone, which is perfect for a morning run or a sunset stroll along the water’s edge. The area is full of different options for condominiums and charming single-family homes.

Southshore – Along the southshore of the bay between Mismaloya and downtown are some of the most beautiful lush jungle surroundings and wonderful options for beachfront and mountainside residences with breathtaking views. The Southshore area has recently gotten the name of Puerto Vallarta’s Riviera Sur or South. Along this coast you will find wonderful neighborhoods that include Altas Garza Blanca, Sierra del Mar, Garza Blanca, El Paredon, and Sierra del Mar at Los Arcos. For those who want a little more tranquility and privacy these developments and associations may be just what you are looking for with just a 15 minute drive from downtown

Fluvial – For anyone seeking value and full time living convenience the area of Fluvial is perfect. This new neighborhood is close to almost every convenience you can think of including Supermarkets, Cinemas, Costco, WalMart, schools, and even the public library. Fluvial was born about 9 years ago so homes are all newer construction. Most of the architecture is townhouse style with a smaller back yard/patio two-story residence with a garage or off street carport parking. Perfect for families or couples looking for new and convenient. The Fluvial area neighborhoods are Las Gaviotas, Las Arelias, and newer sections of Pitillal.

Marina Vallarta – Yachts, Golf Club, fine Dining, Beach and Hotels are all things that come to mind when you mention Marina Vallarta. There are many condominium developments that surround the harbor itself with lovely shops and restaurants along the perimeter of the marina, all with views of the yachts and docks of the world-class harbor. Beautiful homes surround the fairways of the Marina Golf course offering a warm neighborhood feel for families and golf aficionados. The British American school makes the marina a great location for families with children who want to study in a bi-lingual setting. Close to the airport and close to many large shopping opportunities the Puerto Vallarta Marina neighborhood has some of the most beautiful settings and manicured gardens in town.
